The project is developed by Flow — the lifestyle and real-estate company founded by Adam Neumann — together with Merrimac Ventures, with architecture by CFE Architects and interiors by Cola Blanca Studio. The roughly 40-story tower holds 466 residences ranging from studios to two-bedroom layouts, between 307 and 1,165 interior square feet. Homes feature 9-foot ceilings, floor-to-ceiling windows, gourmet kitchens, rain showers, and earth-based, sustainable materials paired with custom-made furniture. The building is organized around well-being: a rooftop pool, a 24-hour fitness center with Technogym and Rogue equipment, yoga and pilates studios, meditation and sound-healing spaces, co-working areas, a poolside restaurant, cafe, bar and lounge, a pet wellness center, and a Flow mobile app offering weekly wellness classes and community events.
